home-inspectionsNow that we have talked a little bit about why home inspections are very important, the next step is going to be is making sure that you choose a home inspector that knows exactly what they are doing.  This is where your research is going to have to come in, for you are going to have to research the home inspector before you choose one.

You want someone that is going to be extremely qualified, experienced and of course professional.  You want to make sure that the home inspector does have testimonials from other clients that they have serviced, that way you know that you are getting a good inspector.

Finding the right home inspector can be difficult, however it is definitely necessary and certainly something that you should take caution whenever you are choosing!

house_inspectedWhenever you are purchasing a home, there are quite a number of things that you are going to want to make sure that you take into consideration and one of them is a home inspection.  While most people do not ever think about home inspections or getting their homes inspected before they buy them, it is actually a fantastic idea to do it.

In the next couple blogs, we are going to explore and look into home inspections and just why they might be a benefit to you.  For one, you want to keep in mind that whenever you get a home inspection, you know that the home you are getting into is going to be an investment – because the home inspector will tell you.

Sprucing Up Your Yard for Spring: 2

spring 2Although it is not quite spring, it is actually the perfect time to do some prep work for your landscaping. For starters, get all your tools ready, and make sure your hoes, your pruning shears, and your shovels are sharp. Make sure the blades in your lawnmower are in good shape as well.

You can also start the process of testing your soil. This is especially true if you have had problems growing anything in the past or if you are sodding a brand new lawn. You may not yet be ready to till the soil, but you can test it.

You can also prepare your shed, garage, et cetera, by disposing of any chemicals that might be outdated. You can also begin stocking up on items like fertilizer.

spring 1Sure, it might still be February, but believe you me, spring is just around the corner, and it may well arrive earlier in some parts of the world than in others. Regardless, spring is a great time to get started with sprucing up your yard — for the sake of making it look nice, of course, but truth be told, there are other reasons as well.

For one thing, spring is an ideal time for selling homes, or for renting out houses and apartments. You have heard of spring fever, right? Well, around this time of year, when the weather finally starts getting warm enough to actually melt all the snow, people are ready to renew their lives — and for many, that can be relocating. It is a hopeful time to move.

So, we are going to talk about some of the things you can do to prepare to landscape in the spring!

What is Flood Insurance – Do I need it?

Flood insurance is quite simply insurance that covers the damage inflicted on your home and personal property in the event of a tropical storm, excessive rain conditions, hurricanes, and other natural weather conditions that produce high volumes of water. Even man-made circumstances may cause flooding. For example, dams and levees that are neglected and ultimately break, and clogged sewer systems that back up creating massive water and filthy mud, are both ways in which floods happen.

And although many people think they know what flood insurance is, as it may be rather self-explanatory, they often mistakenly believe that general home Flood Insuranceinsurance covers these disastrous events. In reality, flooding is not covered and if you live anywhere near the coast or other areas prone to flooding, there is no doubt that you need flood insurance.

In addition to living in high-risk areas, statistics from FloodSmart.gov, the official site for the National Flood Insurance Program, state that “nearly twenty-five percent of flood insurance claims come from low-to-moderate risk areas”. This specifically suggests that even homes in low water areas are susceptible to some type of flooding. As a result, the answer to whether flood insurance is needed or not is clearly, a resounding yes.

Another curious reason to purchase flood insurance is new development. It seems rather obscure to think about construction and land development as a means to flooding and a direct detriment to your home, but the truth is, as the environment around you changes, so do the ways in which water is handled. Where once fields and swamps received the run-off, now concrete pavement and buildings may exist with nowhere for the water to go.

Because of these conditions, the United States Congress enacted the National Flood Insurance Program (NFIP) in order to help property owners, renters and business owners so that they would not have such a financial burden in the event of a catastrophe. In order for communities to participate, they must put into place flood prevention rules and ordinances that at least meet FEMA (Federal Emergency Management Agency) requirements.

Now that we have talked about one of the major reasons for the remodel, let’s talk about the remodel itself.  Whenever you are dealing with remodeling a home, it can be extremely difficult in the long run.  However, you will absolutely love it once it is done.  First things first though, you want to make sure that you meet with a designer so they can decide what rooms need to be updated and what rooms truly need to be remodeled.

Believe it or not, one of the greatest and hardest rooms to remodel is the kitchen and the bathroom.  These two rooms are the most popular in the way of remodeling and they are usually the ones that need it the most.  The problems with remodeling?  It is expensive; however you can tack that onto the mortgage, so that way you are getting that money back.

Remodeling is a fantastic way to truly put your best foot forward in the real estate market and it truly could make it irresistible for many buyers!

So you have finally decided to get yourself a cheaper and smaller home and you need to sell your home right?  Well, it is not as easy as just putting your home on the market anymore and expecting people to come buy it. 

Real estate agents are having a very, very hard time selling homes right now and if you have a home that you are trying to sell, you are going to need to do a lot of work on it to ensure that it is the best product for the buyer.

Buyers right now have the option to be picky and if your home is not up to the greatest condition, you could be in trouble of being stuck with that mortgage payment.  That is why you need to remodel.  In the next blog, we are going to talk about the remodeling process!

Single Family Home Vs. Condominium: What’s Better?

Single Family HomeNothing in the world is as important as your first home – owning your own place is something to be proud of and I know that when I first got my home, it was so exciting!  Now the question on every first time home buyer’s mind seems to be whether they should get a single family home or a condo.  Condos – while fantastic, have some disadvantages and homes have some advantages – it is all about what you need.

One of the first things that you need to do is make sure that you take a look at the costs.  One thing that a condo has over a home is that it is usually a lot cheaper than purchasing a house – simply because you are in a building just like an apartment.  However – if you do not want to be stacked up like you are in an apartment, a home might be a better idea.

Another thing that you need to consider is going to be location and convenience – a home is very convenient most of the time as you can do anything you want to is, while a condo, you do not ever truly own it.

Power Washing: It Should Be Done!

power-washWhen you are trying to sell your house – there are so many little things that you probably do not think about.  One of them is most likely going to be power washing the outside of your home.  Recently, I had just the front of my house power washed and I was amazed at how incredible it looked.  It truly made a difference and if you really think about it – the very first thing that people see when they drive up to your house is going to be the front of it.

If the front of your house is really dirty, it has a less likely chance to sell versus if you have a clean front of the house.  Power washing is something that is very inexpensive too, so you shouldn’t have any problems getting someone to power wash the front of your house.

Keeping your house looking fresh and clean is just one of the many parts to selling your house – remember that!

Simple Ways to Spruce Up Your Property

paintingWhen you are preparing to sell your home, be it a house, a condo, an apartment, or any other piece of property, you are marketing something.  So, naturally, you have to make it palatable to potential buyers.  There are some hand tricks you can use which will allow you to do this quickly, efficiently, and affordably.

A little paint indoors can go a long way, for instance.  Sprucing up your rooms with a few coats of new paint will make the rooms look fresh and new.

Similarly, replacing rugs can do a lot to spruce up your property inside as well.  You should also make sure that there is no clutter out and about.  Everything needs to look open and clean.

Out of doors, landscaping is the key.  Making sure your lawn is impeccably mowed is the first step.  Planting flowers or even hanging them from your porch can do a lot of good as well.
