Posted in Money, Real Estate on 21.06.09

nri-home-loansOwning your own home is something that everyone in the world dreams about – however, if you do not have the means to own your own home, you have to get a mortgage.  Understanding mortgages and how they work is something that is very difficult, however, there are many different loans that will allow you to put down 0% and that is exactly what we are going to explore right now.  Usually, zero down loans are extremely difficult to find, but with the way that the real estate market is panning out, lenders are willing to let you put zero down.

One thing that you need to know whenever you are trying to be considered for a home loan with 0% down is that you have to have good credit.  Actually, the better the credit score, the better off you are going to be, so you might want to check out your credit score before you try and get one of these home loans.

Finally, interest rates on zero down home loans are usually higher, so that is something that you need to take into consideration as well.  Also, how long the loan is going to last is usually longer – so think about these things whenever you are considering a home loan with zero down!

Posted in Condos, Real Estate, Renting on 06.06.09

When you are buying a home, it can be extremely difficult to not only commit to one house but to find one that is going to suit all of your needs.  This is especially true if you have a very limited budget and while most of the time nowadays, a low budget is not going to be a problem, if you do not want to commit to a house, you should honestly make sure that you check into living in a condo!

If all you have ever lived in is an apartment, moving into a home can honestly be a shocker.  There are so many different things that you need to think about when a house is involved – everything from all of the improvements to yard work and let me tell you, yard work is hard!

Living in a condo, you do not have any of that!  Condos are definitely ideal for an older couple, a younger couple or even just a single person.  There is no maintenance that needs to be done yet you can paint the walls and such because you own the condo – however, unlike a house you do not have to keep it up!

Investing in Real Estate without Having to Put Money Down

Posted in Investing, Money, Property, Real Estate on 30.03.09

Investing in Real EstateThe current mortgage market is crazy and the market can be tough for investors. An investor might not have money for the down because of certain financial issues or encounters hurdles for financing approval. Despite this, investors can still get a property without draining their bank account.

Lease Option

Investors can negotiate to lease the property with an option to buy. It will appear like you are renting the property and this monthlies can be put towards a down payment. This option can allow investors to secure the property while they are short of funds or no funds at all for a down.

Owner Financing

When some buyers cannot get approve for a loan to buy a property, one way in is to go for owner financing. The owner of the property will take care of all the bank work instead of the buyer who may have poor credit score, bankruptcy, or late payments.

Tips to Get a Good Deal on a Quick Sale

Posted in Property, Quick Sale, Real Estate on 14.02.09

quick saleIt might be ironic to term a quick sale a good deal. Reality wise, a lot of people are short selling their homes and a lot of wannabe homeowners take advantage of the situation.

One must remember though that a short sale is not really that short. Lenders of the sellers must agree with the sale and this can make the process like getting a regular home sale.

Here are some useful tips when going for a quick sale:

Know the situation you are getting into. Short sales can take a few months to go through. You will be dealing with several parties from the seller, to the lender, and the agents that may come in between. Think of your budget and where you will be staying while closing the deal.

Work with the right Pro. A quick sale is not as simple as it sounds. A good pro is always the best partner but make sure that you are working with an experienced broker who has done a ton of quick sales.

Choose the right property. The less liens on the property, the better. When scanning the home for sale listings, drop the properties which may require you to deal with several lenders. The headache will not be worth it.
